In the process of preparing a number of large investment projects, Hotel Consultants at HCD Group has also carried out a detailed consumer survey resting on the main attractions of the Greater Moscow region with emphasis on the Leisure and Accommodation industry.

During the Soviet era many sanatoria and summer camps were erected in the greater Moscow region some 20 to 60 km outside Moscow’s periphery to suite not only the needs of Muscovites but also travelers from other parts of the Soviet Union. During the nineties, however, much of the accommodation infrastructure succumbed to a dismal state of physical obsolescence and disrepair, only falling deeper into disuse from inadequate funding in capital expenditures. This continued neglect was caused either from the virtual absence of government subsidies or the disappearance of trade union annual contributions. In the course of the last two years, HCD Group have witnessed a rebirth in hotel-related development in the greater Moscow region. With greater availability of equity and debt financing for real estate ventures, medium size investment groups have sought various real estate opportunities to rekindle the tourism activity in and around the Moscow periphery.

As a result of this resurgence in hotel related real estate development and in the process of compiling market research data for several commissioned business plans, HCD undertook a consumer market survey related to the hotel and leisure industry in the Greater Moscow region. This region, which surrounds the city of Moscow, carries tremendous tourism appeal in terms of ecology, air quality, forests and lakes, cultural heritage, and attractive recreational areas for all leisure segments.  The purpose of the consumer survey carried out by HCD Group was to determine the rate of appeal of the greater Moscow region in comparison to other competing leisure destinations.  The survey tackled such issues as communications, road accessibility, needed infrastructure, consumer perception with regard to cleanliness, availability of forests and lakes for recreational use, accommodation infrastructure, and safety. The survey also analyzed financial parameters such as residential real estate trends and the cost associated with land acquisition applicable to commercial lodging development. Such factors directly impact on the commercial viability of many hotel-related concepts proposed in the region.
